Project   21st Century Tower, a 50-story mixed-use project with a scope of 88,495 square meters, including 39,825 square meters Grade-A office, a 190 room Four Seasons Hotel and 60 luxury residences managed by the Four Seasons.   Based in        Shanghai   Reports to        Construction Manager – Interiors   Job Functions

• Design coordination: Manage and coordinate external design consultants, including foreign architect, Local Design Institute, curtain wall consultant, landscape designers, lighting designer, etc. Review design documents and attend design meetings to ensure design content is complete and well coordinated per owner/developer requirements, and design deliverables are prepared in accordance with milestones identified in the construction schedule;
• Concept & detail design: Ensure design directives from the owner/developer are complete and clearly understood by the design consultants;
• Design development: Seek clarifications from owner/developer where unfinished design or incomplete design is affecting design consultant progress;
• Oversee design implementation during construction: Make sure design intent is accurately implemented by the contractor. Coordinate with the architect and LDI to provide design clarification documentation and promptly respond to RFI’s;
• Shop drawing review: Review shop drawing submitted by contractor, ensure the drawings meet design objectives and construction standards;
• Site Construction Administration: Coordinate with the architect and LDI representatives to solve design related issues throughout the construction phase.  Conduct routine site inspections to ensure installed works is complying with approvals;
• Design Team Contracts: Assist Senior Construction Manager with design contracts administration, including assessment of monthly progress payments;
• Support to other departments: Closely work with the Chief Engineer of Interior Works to accurately coordinate design elements, assist other internal departments responsible for items such as government approvals, MEP, sales & marketing, etc.

Requirements

• Experience in large scale mixed-use design and construction with specific experience in office, hotel and luxury apartments.
• Well organized, capable of displaying effective coordination and management skills.
• Strong client service and communication skills.
• Motivated individual with good personality and excellent interpersonal skills, having team spirit
• Minimum 5 years experience in design and construction, and the ability to demonstrate experience with the items listed under Responsibilities.  
• Experience in China. Proven international practice experience preferred.
• Fluent verbal and written language skills in both Mandarin and English.
• Proficient knowledge of Chinese building codes and construction practices.
• Good computer skills (AutoCAD, Photoshop, Microsoft Office, etc)
